Commercial & Residential Real Estate

At ALO LAW, we confidently advise clients in all areas of real estate, including real estate management, development, joint ventures, acquisitions, dispositions, financing and commercial leasing.

We have experience acting for lenders, borrowers, guarantors on several financings, and are happy to help buyers and sellers of both residential and commercial properties throughout Alberta with various transactions, including, acquisitions, dispositions, refinancing, leasing, and financings. We also assist several clients file and defend the builders’ lien.

We pride ourselves with providing excellent timely service to clients, giving proactive and anticipatory advice, working well with national banks, trust companies, private lenders, brokers and realtors.

Successfully closing over 1,000 residential and commercial real estate transactions.
Recently represented a corporate client in closing the refinance and purchase of some apartment buildings in Edmonton, Alberta.
Represented some Vendors in the sale of their restaurants in downtown Calgary.

Counseled international investors in the acquisition of Canadian commercial real estate.
Acted for private lenders in the financing of income producing properties and mortgage enforcement.

When you are coming to our office for your signing appointment, please bring the following:

Two pieces of ID – one must be photo ID, and the other must contain your signature;
a bank draft / certified cheque (when purchasing or for a transfer of land);
a void cheque (when purchasing or refinancing); and
a Real Property Report with compliance (when selling or refinancing (except for conventional condos).

Our firm is experienced in drafting, reviewing, and the negotiation of countless contracts, commercial agreements and associated documents. We’ve assisted and provided guidance to countless clients concerning different contractual issues, conducted due diligence for several companies with respect to transactional matters, reviewed and advised clients regarding due diligence materials for acquisitions and dispositions.

We provide legal advice in complex negotiated transactions helping our clients to understand and deal with issues that impact their business, including:

Structuring of businesses – corporations, partnerships, trusts, joint ventures and other alliances; and

Immigration

We are passionate about assisting our clients obtain a positive decision in their immigration matters. Our services include assisting people who want to study, work or live in Canada temporarily and permanently.

When you retain us as your representatives, we find out the most suitable immigration program you can apply for including but not limited to, the Express Entry program where you can immigrate to Canada as a skilled worker, the Provincial Nominee, the Home Child Care Provider Pilot, the Home Support Worker Pilot and Family Sponsorship programs which allows eligible Canadian citizens sponsor their relatives, including spouses, partners, children, parents, grandparents and others.

We can also assist you appeal your Immigration and Refugee Board decisions concerning sponsorship, removal orders and residency obligation requirements.
